How We Work

Quality Over Volume

Survey Partners does not seek to maximise the number of counterparties or commercial arrangements it manages at any one time. The company's approach is built on the principle that a small number of well-structured, properly documented arrangements produces better outcomes than a high volume of loosely managed relationships.

Every counterparty that works with Survey Partners goes through the same assessment process. There are no shortcuts for existing relationships, no exceptions for introductions from trusted sources and no abbreviations for smaller arrangements. The process is the same, every time.

Survey Partners is selective about the counterparties it works with. The company will decline to proceed with any arrangement where it has concerns about the counterparty's integrity, the source of funds, the commercial rationale or the ability to complete the required documentation and due diligence.

Survey Partners works with a range of counterparties across its property and commercial activities. The following describes the types of counterparty the company may work with — it does not represent a commitment to work with any particular type or individual.

High net worth and sophisticated individuals seeking to deploy capital into UK property and commercial opportunities through a structured, documented corporate arrangement. Survey Partners works with private investors on an individually structured basis — there is no standard product, pooled fund or collective investment scheme.

Private investors must be able to demonstrate high net worth or sophisticated investor status and provide satisfactory KYC and source of funds documentation.

Property Developers

UK-based property developers seeking capital partners, joint venture arrangements or structured finance for residential, commercial or mixed-use development projects. Survey Partners considers development opportunities at various stages, from land assembly through to practical completion.

Developers must be able to demonstrate a credible track record, provide full project documentation and satisfy Survey Partners' due diligence requirements.

Landowners & Vendors

Landowners and property vendors considering structured disposal arrangements, deferred consideration structures or joint venture arrangements with a capital partner. Survey Partners considers opportunities where a straightforward open-market sale may not be the most appropriate route.

All landowner and vendor arrangements are subject to full legal documentation and independent valuation advice.

Professional Introducers

Solicitors, accountants, financial advisers, property agents and other professional intermediaries who introduce clients or opportunities to Survey Partners. The company welcomes introductions from professional advisers acting in the interests of their clients.

Introductions do not bypass the company's assessment and due diligence process. All introduced counterparties are subject to the same requirements as direct approaches.

Corporate Counterparties

UK-incorporated businesses and corporate entities seeking structured commercial arrangements, capital partnerships or joint venture structures. Survey Partners considers corporate opportunities where there is a clear commercial rationale, appropriate asset backing and a credible management team.

Corporate counterparties must provide full corporate documentation, beneficial ownership confirmation and satisfy Survey Partners' AML and KYC requirements.

The Engagement Process

From Initial Enquiry to Arrangement

Initial Enquiry

All new enquiries are received through the company's contact channels. Survey Partners reviews all enquiries and responds to those that appear consistent with its current focus and capacity.

Preliminary Discussion

Where an enquiry appears suitable, Survey Partners will arrange a preliminary discussion to understand the nature of the opportunity or arrangement being proposed. No commitment is made at this stage.

Due Diligence

If the preliminary discussion is positive, Survey Partners will request the documentation required to complete its KYC, AML and source of funds checks. No arrangement is progressed without satisfactory completion of this stage.

Assessment & Structuring

Where due diligence is satisfactory, Survey Partners will assess the opportunity and, if appropriate, propose a structure for the arrangement. This stage involves the engagement of solicitors and other professional advisers as required.

Documentation & Completion

All arrangements are fully documented by solicitors before any capital is deployed or commitment is made. Counterparties are encouraged to take independent legal advice before executing any documentation.

A thorough process

Every counterparty goes through the same assessment and due diligence process. This takes time and requires the provision of documentation. Survey Partners does not apologise for this — it is the foundation of the company's commercial credibility.

Direct communication

Survey Partners communicates directly and clearly. If an arrangement is not suitable, the company will say so promptly. If further information is required, the company will specify exactly what is needed.

Professional advisers

Survey Partners engages solicitors and other professional advisers at every stage. Counterparties are encouraged — and in some cases required — to take independent professional advice before any arrangement is completed.

Full documentation

Every arrangement is fully documented before any capital is deployed or commitment is made. There are no verbal arrangements, letters of intent or undocumented commitments.
