Governance & Due Diligence
How Survey Partners Governs Its Commercial Activity
Survey Partners applies consistent governance standards to all of its commercial activity. This page sets out the company's approach to know your customer, anti-money laundering, source of funds verification, documentation and record keeping.
Our Governance Framework
Standards Applied Without Exception
Survey Partners operates to consistent governance standards across all of its commercial activity. These standards are not applied selectively — they apply to every counterparty, every arrangement and every capital deployment, regardless of the size of the transaction or the nature of the relationship.
The company's governance framework is built around four core disciplines: know your customer and anti-money laundering compliance, source of funds verification, full legal documentation, and comprehensive record keeping. Each of these disciplines is applied at every stage of the company's commercial process.
Survey Partners does not hold itself out as a regulated firm and does not claim any regulatory authorisation or certification. The governance standards described on this page reflect the company's own internal standards and commercial practice, not a regulatory requirement imposed by an external body.
KYC & Identity Verification
Survey Partners requires all counterparties — investors, developers, vendors, joint venture partners and others — to provide satisfactory identity documentation before any commercial arrangement is progressed.
Identity verification covers proof of identity, proof of address and, where relevant, confirmation of the legal status and beneficial ownership of any corporate entity involved in the arrangement. Survey Partners will not proceed with any arrangement where satisfactory identity documentation has not been provided and verified.
- Proof of identity for all individual counterparties
- Proof of address for all individual counterparties
- Corporate documentation and beneficial ownership confirmation for corporate counterparties
- Verification of identity documentation before any arrangement is progressed
AML Compliance
Survey Partners takes its obligations in relation to anti-money laundering seriously. The company applies AML checks to all counterparties and all capital received, and will not knowingly participate in any arrangement that involves the proceeds of criminal activity.
AML checks are conducted at the outset of any new commercial relationship and are repeated where there is a material change in the nature of the relationship or the capital involved. Survey Partners reserves the right to decline any arrangement where AML checks cannot be completed to its satisfaction, without being required to provide reasons.
- AML checks conducted on all counterparties before any arrangement is progressed
- Checks repeated on material change in relationship or capital
- Right to decline any arrangement where AML checks are unsatisfactory
- No participation in arrangements involving proceeds of criminal activity
Source of Funds Verification
All capital received by Survey Partners is subject to source of funds verification before any deployment decision is made. The company requires counterparties to provide satisfactory evidence of the legitimate origin of all capital introduced to any arrangement.
Source of funds verification may include bank statements, accountant's letters, sale proceeds documentation, inheritance documentation or other evidence appropriate to the nature and origin of the capital. Survey Partners will not accept capital where satisfactory source of funds evidence cannot be provided, regardless of the commercial attractiveness of the opportunity.
- Source of funds evidence required for all capital received
- Evidence reviewed and verified before any deployment decision
- Appropriate evidence required for the nature and origin of the capital
- Capital declined where satisfactory evidence cannot be provided
Legal Documentation
All commercial arrangements entered into by Survey Partners are fully documented by appropriate solicitors before any capital is deployed. The company does not enter into verbal arrangements, letters of intent or undocumented commitments of any kind.
Documentation is prepared by solicitors instructed by Survey Partners and, where appropriate, by solicitors acting for the counterparty. All parties are encouraged to take independent legal advice before executing any documentation. No capital is deployed until all required documentation has been executed by all relevant parties.
- All arrangements documented by solicitors before capital deployment
- No verbal arrangements or undocumented commitments
- Counterparties encouraged to take independent legal advice
- Capital deployed only upon execution of complete documentation
Engagement of Professional Advisers
Survey Partners engages solicitors, accountants and other professional advisers as required at every stage of its commercial process. The company does not attempt to substitute internal judgement for professional expertise in matters requiring specialist knowledge.
Professional advisers are engaged at the assessment, structuring, documentation and monitoring stages as appropriate to the nature of the opportunity. The identity and role of professional advisers engaged in any arrangement are documented as part of the arrangement's records.
- Solicitors engaged for all legal documentation
- Accountants engaged where financial structuring or tax matters arise
- Other specialist advisers engaged as required by the nature of the opportunity
- Adviser identity and role documented as part of arrangement records
Comprehensive Record Keeping
Survey Partners maintains comprehensive written records of all commercial activity. Records are retained for a minimum period consistent with good commercial practice and include all KYC and AML documentation, source of funds evidence, commercial documentation and correspondence.
Records are maintained in a secure and organised manner. All counterparties can be assured that the documentation relating to their arrangement with Survey Partners is retained and can be produced if required. The company does not destroy or alter records relating to any commercial arrangement.
